Tiny Apartments, Massive Amenities: How Seattle’s 1,131-Unit Tower Bets on Luxury Living
Seattle House, a 1,131-unit development near Amazon’s headquarters, opens to its first tenants on November 15 after seven years of construction. Developed by Vancouver, British Columbia-based Concord Pacific and Seattle-based HB Management, the $371 million project features two 45-story towers connected by a 13-story podium across a half-block site. General manager Nathan Leible reported more than 200 tours and over 50 signed leases in the first four weekends of showings, though he declined to share overall occupancy rates.
Units run smaller than national averages, matching Seattle’s position as the city with the smallest new apartments in the country at 645 square feet on average. Monthly rents start at $2,200 for a studio, $2,600 for a one-bedroom, and $4,100 for a two-bedroom, topping out at $7,200 for a two-bedroom unit just under 1,000 square feet on the top floor. Tenants trade floor space for access to more than 50,000 square feet of amenities including an outdoor infinity pool, a large gym with steam room and sauna, a dog spa roughly double the size of a small studio, and a second-floor co-working area with five phone rooms, five meeting rooms, and a coffee bar.
Construction began in 2019 but faced years of delays from the pandemic, a street-use permit dispute, and a concrete truck driver strike that paused work for more than a year. Seattle House joins several other large apartment projects in the area, including a neighboring 45-story tower by Holland Partner Group and NASH and a two-tower project by Vancouver’s Onni Group. Centreville Construction served as general contractor, with Arcadis as architect and Avenue5 Residential handling property management.
