Office Building Becomes Dolly Parton’s 245-Room Boutique Hotel in Nashville
Dolly Parton’s SongTeller Hotel and Life of Many Colors Museum opened downtown on October 6, converting the former 211 Commerce office building into a 245-room hotel with two live entertainment venues and a full-floor museum. Herschend Enterprises partnered with Parton on the project, which debuted months after the singer’s death in August at age 80. The hotel occupies 12 floors and includes café space, performance venues named Jolene’s and Parton’s Live, and interactive exhibits guided by filmed content Parton recorded earlier this year.
Herschend CEO Andrew Wexler said the company studied sites across Nashville before identifying 211 Commerce as the best fit, but the property was not listed for sale. Parton’s team acquired the office building in December 2023 for $75 million. Wexler said the existing structure created design constraints that would not exist in a ground-up hotel development, but the team used those limitations to shape a boutique property distinct from standard hospitality models.
Office-to-hotel conversions have gained traction in downtown Nashville as investor groups seek repositioning plays in a market with strong tourism demand and weakening office fundamentals. Converting an office structure to hospitality use requires reconfiguring floor plates, upgrading mechanical systems, and often shortening floor-to-ceiling heights to accommodate more levels. Properties on or near Lower Broadway command premium valuations due to foot traffic from the city’s music district, which draws more than 17 million visitors annually.
