Major Brokerages Form Alliance to Counter Private Listing Networks
AGNT Inc., HomeServices of America, Keller Williams Realty and Real REMAX Group announced the formation of Open Real Estate, a national data-sharing platform that will allow participating brokerages to distribute property listings across multiple listing services, real estate portals and other authorized recipients. Brown Harris Stevens, Lamacchia Realty, Samson Properties and Windermere Real Estate joined as participating brokers. Participation is free for brokerages, and the founders have invited other firms to join. The platform is designed to work alongside existing MLSs rather than replace them.
The initiative arrives as Compass challenges MLS rules that limit private listing marketing, creating a widening divide over who controls listing data. Compass allows sellers to market homes within its brokerage network before making them widely available, a strategy it says gives sellers more control. Open Real Estate positions itself as a counterweight to that approach, focused on sharing listing data rather than restricting access. The founding companies argue that limiting listing information reduces buyer access and seller exposure, potentially increasing time on market and affecting property value.
The platform is built around four principles: expanding buyer access to housing information, helping sellers make informed marketing decisions, protecting listing data integrity and promoting fair competition. Participating brokerages and agents will be able to enter listings into the shared technology platform, which will then distribute property information to MLSs and portals. The founders say the infrastructure will establish clear governance and data ownership rules while making it easier for industry participants to exchange property information.
The alliance reflects broader industry tension over the fragmentation of property listing information as more homes are marketed through private networks. For agents, a national data-sharing platform could provide broader access to inventory and reduce reliance on individual brokerage networks. The founding companies emphasized in an open letter that sellers should understand how their properties are being marketed and the potential trade-offs of different marketing strategies, stating that success should be determined by those who create the most value rather than those who control the most information.
