Houston Developer Hines Joins Race for European Individual Investor Capital

Hines received regulatory approval to launch the Hines Global Real Estate Opportunities strategy, an open-ended evergreen vehicle structured as a European Long-Term Investment Fund. The fund will initially target individual investors in Europe, with plans to expand distribution to Asia Pacific, Latin America and Canada. Hines already operates the Hines Global Income Trust in the US, which held $7.3 billion in gross asset value as of September. The Houston-based firm manages $91 billion in assets globally.

The Eltif structure allows periodic redemptions and requires no minimum investment, though managers typically ask for at least €10,000. More than 250 private market funds launched under the Eltif framework since 2024, following regulatory reforms that made the vehicles more accessible to retail investors. Infrastructure currently dominates Eltif assets, while real estate accounts for just 6.6% of the total €18.2 billion in open-end Eltif holdings as of September. The Hines fund will maintain an externally managed liquidity reserve to meet quarterly redemption requests.

Hines joins Blackstone, Apollo and other alternative asset managers expanding their retail distribution channels in Europe. The firm hired Paul Ferraro from Carlyle in 2024 to lead its global private-wealth solutions strategy, then brought on former Schroders executive Eugenio Cicconetti to build out its European wealth division. Fund launches continued at a similar pace in 2026 despite concerns about private capital managers’ exposure to software companies and loan quality, with some firms shifting focus to infrastructure or multi-strategy vehicles.
