FTC Settlement Forces Redfin Back Into Standalone Rental Listings Market

The Federal Trade Commission settled its antitrust case against Zillow Group and Rocket Companies’ Redfin hours before trial was set to begin in federal court in Virginia. Redfin will re-enter the market as an independent seller of online rental listings, ending a partnership arrangement the FTC challenged last year. The companies will pay $2 million to reimburse state attorneys general who joined the case.

Redfin will continue syndicating Zillow’s listings while it rebuilds a standalone rental listings business. Zillow said the settlement allows its partnership with Redfin to continue in some form. The FTC argued the companies’ partnership on rental listings violated antitrust law by reducing competition in the online platforms renters and property managers use.

The settlement restores competitive pressure in a sector where Zillow has dominated rental listing distribution. Property managers who rely on digital marketing to fill vacancies will now have at least two major platforms bidding for their business. The case reflects broader scrutiny of real estate portal consolidation as apartment owners increasingly depend on online channels to reach prospective tenants.
