Flat-Fee Brokerages Automate Research, Return Thousands to Residential Buyers
TurboHome, an AI-powered residential brokerage launched in late 2024, charges buyers a flat fee at closing and rebates the difference between that fee and the seller-paid commission. On a $1.5 million home with a 3% buyer-agent commission, the company keeps $12,000 and returns $33,000 to the buyer for closing costs, rate buydowns or cash. The firm has closed 388 transactions totaling $440 million across California and Texas, with rebates ranging from $6,150 to $21,750 depending on home price and commission structure. Buyers can use the platform’s AI tools to search properties, request valuations and draft offers, while licensed human agents handle negotiations and closings.
TurboHome agents typically close 30 to 50 transactions annually, compared to a Consumer Federation of America study showing 70% of agents sold five or fewer homes over 12 months. A Q2 2026 ResiClub survey found 77% of homeowners said they found their most recent home themselves rather than through an agent. The company employs 14 agents, with regional managers on salary and most local agents working as independent contractors. Transactions completed in 76 cities during the second quarter, with buyers winning 49% of their offers.
Bob Miller, broker and owner of Millshire Realty in Lakeland, Florida, said AI-powered brokerages will pressure traditional commissions on simpler transactions but predicted human agents will remain essential for complex deals. He said the technology forces agents to justify their fees rather than eliminating them outright. TurboHome competes with regional flat-fee buyer brokerages that also offer rebates, though few combine them with an AI-native platform and licensed agents. The company says it does not use consumer data to train third-party AI models and does not share names, email addresses or phone numbers with outside entities.
