Dallas Office Highrise Hits the Market
The Newmark Group has the listing for North Dallas’ Hillcrest Tower, a 168,000-square-foot office property at 12720 Hillcrest along Interstate 635. The property is 97% leased. The Dallas Business Journal reports the 10-story tower has more than 95,000 square feet of new and renewed leases since 2024. Hillcrest Tower was built in 1982.
Tenants in the building include primarily medical, real estate and professional services companies.
The Dallas County Appraisal District values the land and the building at $17.8 million. No asking price is listed.
The property is owned by Albany Road Real Estate, which has held the property since 2017. Albany Road also owns the 448,000-square-foot Mockingbird Towers at 1341 W. Mockingbird Lane in Dallas, which it bought in 2020.
Hillcrest Tower is located relatively close to Medical City Dallas, NorthPark Center, Preston Center, Galleria Dallas and is just north of the former Valley View Mall site that could be home to the Dallas Mavericks new arena and entertainment district.
