Younger Partners Picks Up 260K-SF Terrell Retail Center

Younger Partners Investments (YPI) acquired the fully leased 260,876-square-foot power center, Crossroads at Terrell, at Interstate 20 and Spur 557 in Terrell.

Younger Partners’ Kathy Permenter and Moody Younger represented the buyers. Institutional Property Advisors (IPA) Philip Levy and Marcus & Millichap’s Chris Gainey represented the seller, RealtyLink, LLC.

Younger’s Micah Ashford added, “We began our pursuit of Crossroads at Terrell when we saw the Placer.ai data stating the destination ranked third among the state’s most visited retail destinations in 2025.”

Located on 29 acres, Crossroads at Terrell, built between 2019 and 2024, features a diversified national tenant roster including Academy Sports + Outdoors, Hobby Lobby, Marshalls, Bealls, Ross Dress for Less, Petco, Ulta Beauty, Five Below, Buffalo Wild Wings, and other leading retailers. The shopping center is also located adjacent to the existing Buc-ee’s.

IPA’s Adam Mengacci and Travis Headapohl arranged acquisition financing, comprised of a senior loan from a regional bank and a preferred equity investment from a national REIT.
