European Landlords Exit Prime Office Holdings as Rate Outlook Darkens
Blackstone is marketing a pair of vacant Paris office buildings it developed near Porte de la Chapelle, roughly six years after completion. BNP Paribas provided a €100 million loan for the €180 million project, later extending the debt for three years in 2023. Blackstone has written off its equity and the sale is proceeding with lender consent. Separately, Commerz Real Fund Management appointed Newmark to sell Etoile Saint Honoré, a central Paris office valued at roughly €500 million, while CPI Property Group’s Immofinanz unit is marketing the Spire tower in Warsaw.
Commerz Real’s HausInvest fund recorded more than €600 million in redemptions in the first seven months of 2024, with full-year outflows expected to reach €900 million. German open-ended real estate funds have faced persistent investor withdrawals as clients anticipate further valuation declines. CPI Property Group is selling to reduce leverage ratios that have expanded as property values fell; the company sold a London office development to the Perrodo family earlier this year. JPMorgan Asset Management is also preparing to market a Paris office leased to Barclays for about €250 million.
Government bond yields across major European markets hit multi-decade highs as 42,000 attendees gathered at the Expo Real conference in Munich this week. Some investors have grown impatient waiting for better market conditions; others face loan maturity deadlines or redemption pressure. Rents for top-tier buildings continue to rise, offering a bull case for buyers willing to accept higher financing costs. Brokers say investors now view European real estate primarily as an income and income growth strategy rather than a capital appreciation bet.
