Dulles Expansion Will Add 5 Million Square Feet in $20 Billion Project
United Airlines and the Metropolitan Washington Airports Authority announced a $20 billion overhaul of Washington Dulles International Airport that will add 5 million square feet of renovated and newly constructed space over the next decade. The project includes expanded concourses while preserving Eero Saarinen’s Main Terminal design. The budget triples the roughly $7 billion previously committed to airport improvements. Implementation will proceed in phases, with support from the U.S. Department of Transportation.
Virginia Governor Abigail Spanberger said the project will create jobs and attract business investment to Northern Virginia and the broader state. Dulles serves as a primary international gateway for the Washington metropolitan area. The phased construction approach aims to minimize disruption while the airport continues operations. United Airlines, the airport’s largest carrier, partnered with the Airports Authority to develop the expansion plan.
Major airport expansions reflect growing competition among regional hubs to capture international travel and business traffic. Washington Dulles competes with Baltimore/Washington International and Reagan National Airport for passenger volume in the capital region. The 5 million square feet of additional space positions Dulles to accommodate projected growth in air travel demand. Airport infrastructure projects of this scale typically involve significant ancillary commercial real estate development, including hotels, cargo facilities, and ground transportation improvements in surrounding areas.
